Terms & Conditions

Upon making a reservation at The Lawrance you automatically accept these terms and conditions.

The Lawrance reserves the right to refuse a reservation at any point upon the discretion of the managers.

Please Note: We cannot guarantee an exact apartment or location for any guest. We will always do our utmost to fulfil any request. Failure to do so will not constitute a breach of conduct.

Published Rates: All rates quoted are in GBP and are inclusive of VAT at the current rate. The rates are quoted per apartment, per night and are subject to the availability. Our rates are quoted from the best available rate on the day of booking for all enquiries/bookings; all prices are subject to change without prior notice for all quotes. Once the reservation has been confirmed, the rate is non-amendable in the event that a lesser rate is available. No reservation is confirmed until we have received the required payment and a confirmation email has been sent by The Lawrance.

For all confirmed reservations, in the event an incorrect rate has been identified due to human or technical error, The Lawrance reserves the right to alter your reservation and/or rate.

All promotions and special offers are subject to availability and restrictions may apply. Special offers cannot be applied to previously confirmed reservations. Promotions and special offers are only available for guests who book through our website or direct via phone. They do not apply to reservations that are booked through a third party agent. Guests must book on the correct special offer to receive the promotion items.

Restrictions may apply on certain days/dates.

Advance Purchase Rates: Upon booking, the guest accepts that they will be charged the full amount of the reservation. The reservation is non-transferable and non-refundable in the event of a cancellation.

Promotional Offers: Upon booking a promotional rate, individual terms and conditions may apply, please check at the time of booking. We reserve the right to amend and cancel any offers as appropriate without prior notice. All promotional offers non- commissionable rates.

All offers including alcohol apply to 18 years and older. The Lawrance reserves the right to ask for ID to all guests who look under the age of 25 years when purchasing a package, upsell or reservation which contains alcohol. We reserve the right to refuse any alcoholic items.

Reservations: It is the responsibility of the booker to confirm the reservation with the required payment at the time of booking to be entitled to the rate quoted All bookings are required to be paid in full prior to the arrival date.

A valid credit/debit card is required to guarantee your reservation. All bookings without valid credit/debit cards details will be cancelled.

If a credit/debit card is suspected as fraudulent The Lawrance reserves the right to cancel the reservation with no alternate credit/debit card details being accepted.

In the case of a no-show the full length of stay will be retained and no amendment or refund will be given.

The number of guests residing in the apartments must be confirmed with the reception team in order to comply with fire regulations.

Payment: Unless otherwise stated, where the arrival date is more than one month in advance, 20% of the total amount will be taken at the time of booking and the remaining 80% will be taken one month prior to arrival. Where the arrival date is within a month of the booking date, full payment will be taken at the time of booking.

In the event of a credit/debit card declining at the time of booking, all guests are required to contact The Lawrance with valid card details and payment within 24 hours. Failure to do so will result in the reservation being cancelled.

In the event of a card declining on the 80% payment, the guest will be contacted and asked to give alternative card details to make the payment. The guest has up until 20 days prior to the arrival date to advise reception of an alternative method of payment, or the reservation will be cancelled and any deposits paid will be retained by The Lawrance.

We do accept American Express Credit Cards for direct bookings only, all transactions made using an AMEX card will automatically incur a 3.6% charge on each payment made.

Please be aware we do not accept any cash payments.

Security Deposit: The Lawrance reserves the right to process a security deposit for all apartments booked upon the discretion of the management team.
For bookings of two or more apartments a mandatory security deposit will be required one month prior to arrival. Security deposits will start from a £100.00 per apartment for a Studio apartment. The following charges itemised below will be taken per apartment dependent on the size and nature of the booking.

  • Studio apartments require a £100.00 deposit.
  • One bedroom apartments require a £150.00 deposit.
  • Two bedroom apartments require a £200.00 deposit.
  • Three bedroom apartments require a £250.00 deposit.

This is to cover any additional costs caused by damage/smoking/disturbance to other guests /additional cleaning. Once departed deposits will be refunded upon the inspection of the apartments.

We reserve the right to charge additional monies above the security deposit amount to cover any additional costs plus administration charges will apply.

Vouchers: The Lawrance reserves the rights to vary these terms and conditions at any point without notice. It is solely your responsibility to review them before each purchase to ensure that you are aware of any changes that have been made.

Purchasing the Voucher

  • You can purchase Lawrance Gift Vouchers from the website
  • A contract for the sale will only apply once you have received an email from The Lawrance acknowledging your purchase
  • It is your responsibility to check the details in your confirmation and correct The Lawrance should you need to, as soon as possible
  • We advise that you print out and keep a copy of the confirmation of your purchase
  • Visa or MasterCard are the only methods of payment accepted
  • By purchasing the voucher, you agree that all the details you provide to The Lawrance is correct and that you are using your own credit/debit card which has sufficient funds to cover the whole cost of the gift voucher.

Issuing Gift Vouchers

  • Every gift voucher sold is subject to the terms and conditions which can be viewed on The Lawrance website
  • We are responsible for creating your gift voucher and emailing it to the email address you have provided when purchasing the voucher.
  • We aim to send all Vouchers within 48 hours after the confirmation is sent
  • It is your responsibility to contact us direct if you have not received your voucher within the 48 hours stated above
  • We accept no liability for any delay in the delivery of your voucher

Booking and Cancellations

  • All bookings must be made direct with The Lawrance, stating the voucher number on the issued voucher
  • All gift vouchers are non-refundable and non-transferable unless otherwise agreed by management
  • All dates are subject to availability and please note that certain nightly restrictions may be in place throughout the year
  • On the occasion where the cost of accommodation is higher than the value of the voucher, the guest is responsible for paying the remaining balance at the time of booking
  • On the occasion where the cost of accommodation is less than the value of the voucher, no refund will be given.
  • Vouchers must be redeemed within 365 days of purchase.

Additional Cleaning: Where additional cleaning is necessary the guest will be charged for the extra cost of cleaning and for the replacement of any items damaged by the guest.

The Lawrance reserves the right to charge any/all cards used to make the reservation in the event of multiple/individual guests credit/debit cards being provided.

Where payment by the customer was made by means other than credit/debit card or in the event of a card declining, The Lawrance will pursue the matter through civil courts.

The Lawrance reserves the right to refuse all future bookings in the event of unsettled accounts.

Long Stay Rates: All long stay packages are based on a consecutive 30 night stay and can be booked in multiples to cover longer lengths of stay. The price will be both quoted and paid for as a total package and no refund will be given in the event of an early departure. We will require payment for each 30 day booking one month prior to each arrival date.

Check-In/Check-Out: Guests can check-in any time after 3pm and check-out is any time before 11am.

There is a mandatory £10.00 charge for an early check in request. The earliest we are able to guarantee the apartments to be ready from is 1 pm. All other requests cannot be guaranteed and is subject to availability.

If guests require a late check-out they are to confirm with reception the night prior as this is subject to availability and will incur an additional charge of £10.00 per hour that we will charge to the card on the reservation unless otherwise stated.

The Lawrance reserves the right to charge any/all cards used to make the reservation in the event of multiple/individual guests credit/debit cards being provided.

All guests will receive arrival information one day prior to their arrival date unless otherwise stated. This will contain all the security codes required to access the apartments should a guest arrive outside of reception hours.

Key and Key Cards: Please note that all guests are responsible for their keys and/or key cards. Any guest that loses their key/key cards and requires assistance regaining entry to their apartment out of the reception hours will be charged a call out fee of £100.00.

All key cards/keys that are not returned on check out are subject to a £10.00 replacement charge per card. In the event an emergency key is not returned a £50.00 replacement charge applies.

For our Duchy Road and York Road apartments, any key that is not returned to their relevant key boxes on the day of departure will automatically incur a £100.00 fine. This fine maybe refunded if the key is returned to the reception by 2:30pm at the latest on the day departure. There will be no refund for keys returned after 2:30pm on the day of departure.

The Lawrance reserves the right to refuse all future bookings in the event of unsettled accounts and key/key cards not being returned.

Cancellation: In the event of a cancellation;

  • If a cancellation is made 21 days prior to arrival, full refund of the reservation will be made.
  • If a cancellation is made between 21 and 9 days (both inclusive) prior to the arrival date, 50% of the reservation will be refunded to the guest.
  • If a cancellation is made less than 9 days prior to the arrival date, the full amount of the reservation will be retained by The Lawrance.

If cancelling a booking that has been made through a third party agency, they must be notified directly of the cancellation. Cancellations will only be processed once we have received notification of the cancellation direct from the third party.

This is not applicable to the Advance Purchase Rate, where no refund or alternate date will be given in the event of a cancellation.

Cancellation terms may vary for long stay bookings and guests will be notified at the time of enquiry.

The Lawrance reserves the right to cancel a reservation where payment has not been processed.

Amendments: If a guest requires amending their booking to an alternative date, they may do so free of charge up until 21 days prior to his arrival date. If the guest requires amending of their booking to an alternative date less than 21 days prior to the arrival date, it is at the discretion of the management team and an additional booking fee will apply. Acceptance of an amendment is wholly at our discretion.

Reservation Enhancements: For guests who have booked on a breakfast rate or have pre-ordered any food/drink items, there is a minimum of 48 hours notice required for cancelling, any time after that full payment will be retained.

Special Requirements: We are not advertised as an easily accessible accommodation provider. Guests are urged to advise reception at the time of booking of any guests with limited mobility in the party.

Special Requests: Additional beds and cots can be provided at an extra charge and subject to availability. Please check with reception prior to arrival.

Guests are not permitted to use the furnishings provided as a bedding area. Charges will apply for any misuse of the apartments and all contents.

The number of guests residing in the apartments must be confirmed with the reception team in order to comply with fire regulations.

Whilst every effort is made to fulfil your requests, unfortunately we cannot guarantee these and failure to do so will not constitute a breach of conduct.

Apartment Cleans: Reservations of seven or more nights include a weekly service clean. This includes fresh bed linen, fresh towels, bins taken away. Extra cleaning/maid service is available upon request at an additional charge.

Access Statement: This is available upon request.

Security: All non-residents are kindly asked to vacate the premises by 10pm to ensure the security of other guests staying at The Lawrance.

Security gates are in place at our York apartments for guest’s privacy and security. These gates are heavy and are electronically operated.

Guests are responsible for closing the gates behind them quietly each time they enter/leave the apartments, as not to disturb other residents with in the grounds. However we will not be held responsible for other guests actions.

Noise: We expect all guests to be respectful to those in neighbouring apartments and to local residents.

All guests causing nuisance will incur a fine, or will be asked to vacate the premises with no compensation or refund.

We make every effort to ensure that every guest enjoys a peaceful stay. However, we cannot guarantee or be held responsible for disturbances caused by other guests, the general public or for circumstances out of our control. The Lawrance does not offer refunds or any compensation for any incidents out of our control.

The Lawrance is situated with in the city walls allowing you to enjoy the hustle and bustle of York.

Where guests create nuisance and a loss of revenue to the business is caused, we reserve the right to charge the credit/debit card used to make the reservation,
the amount of any revenue lost to the business.

The Lawrance reserves the right to charge any/all cards used to make the reservation in the event of multiple/individual guests credit/debit cards being provided.

In the event of any of the above, The Lawrance reserves the right to refuse all future bookings

Admin charges may apply.

Lost Property: The Lawrance does not accept responsibility for any items left behind in the apartments.

It is the responsibility of the guest to ensure all personal items are removed from the apartment upon departure.

Storage facilities are not available, guests are to ensure that all belongings are taken with them at the time of departure.

Guests are to contact The Lawrance should you believe an item/s has been left in the apartment.

Small items of lost property can be posted out to guests at an additional cost. Large items will be disposed of accordingly.

Smoking: All public areas and apartments are non-smoking and a minimum of £100.00 fine will be automatically charged to the card on the reservation for fumigation.

In the event of suspected smoking within the apartment, The Lawrance reserves the right to enter an occupied apartment with or without guests present.

The Lawrance reserves the right to charge any/all cards used to make the reservation in the event of multiple/individual guests credit/debit cards being provided.

In the event a guest has smoked within the apartment or public areas, The Lawrance reserves the right to refuse all future bookings.

Loss and Damage: In the event of malicious, wilful or negligent damage to an apartment or any other property, The Lawrance will charge the amount of any loss sustained, including business interruption. In the event of unauthorised removal of items from the apartment the booker will be held responsible for the full cost of replacement of such items and all losses. Payment will be debited from the debit/credit card used to make the reservation with.

The Lawrance reserves the right to charge any/all cards used to make the reservation in the event of multiple/individual guests credit/debit cards being provided.

Where payment by the customer was made by means other than credit/debit card or in the event of a card declining, The Lawrance will pursue the matter through civil courts.

In the event of any of the above, The Lawrance reserves the right to refuse all future bookings.

Guests are not permitted to use the apartment for any illegal or immoral purposes. In the event of a guest committing an illegal act within the apartments, guests will be asked to vacate the premises with no compensation. We reserve the right to pass on any records to the authorities if required.

The Lawrance does not accept responsibility for the theft and/or damage of any personal belongings during your stay or any items left in the apartment after departure. Items left at your own risk.

Emergency Out of Hours Service: This service is only available between the hours of 18:00 and 01:00.

We ask all guests to familiarise themselves with the check-in process prior to arrival and contact reception with any queries to avoid using the emergency out of hours number where possible.

Please Note: Check-in is from 3pm onwards and for guests arriving after 6pm, please contact reception prior to arrival to discuss your arrival instructions.

Our Emergency Out of Hours team will be happy to assist guests over the phone and only in extreme cases, will come out to the apartments.

Please Note: Queries such as taxi numbers, Wi-Fi, breakfast options and directions are not classed as an emergency and miss-use of the Emergency Out of Hours Service will result in a fine to the guest.

Between the hours of 01:00 and 07:00 the Out of Hours is for Emergencies Only. The number should only be dialed for the following:

Please be aware that all call outs that are not deemed as an emergency will result in a call out charge of £100.00 being charged to the credit/debit card used to make the reservation.

If our Out of Hours Security team is unnecessarily called out to the property by a guest, or as a result of a complaint about a guest, outside of the reception hours, the call out charge will automatically debited from the card details used to make the reservation.

The Lawrance reserves the right to charge any/all cards used to make the reservation in the event of multiple/individual guests credit/debit cards being provided.

If called out to site, the Out of Hours Service team will be at the property as soon as possible, we cannot guarantee a specific response time.

Conference Terms & Conditions (not applicable to apartment reservations)

Deposits, payments and cancellation policy: A 20% deposit is required at the time of booking; payment of the balance for the booking is due one month before the event.

All payments must be made by debit or credit card. Please note American Express payments will incur an automatic 3.6% charge.

All foods, beverages and other services requested by you must be paid with the remaining 80% payment.

Our Cancellation policy is 72 hours prior to the date for the conference room and 72 hours for the catering and beverages, any time after that, full payment will be retained.

If you cancel your booking with us in part, for example by reducing the number of guests attending, 72 hours’ notice is needed to cancel catering and beverages, any time after this period, full payment will be retained.

All prices are inclusive of service and VAT. However should the rate of VAT change between the time of booking and the event, we reserve the right to adjust the prices in line with such change

Catering/Beverages: All food and drink items can be pre-arranged by The Lawrance from an outsourced company. These items will be within the conference room kitchen area prior to your arrival of the event. Please bear in mind all food and drink items are for self-service during your hire time.  

Final Numbers: The final number of attendees must be notified to us no less than 72 hours prior to the event. The booker must inform The Lawrance of their schedule, including lunch/breaks and planned start and finish times.

Event Staff: The Lawrance is a self-serviced venue. Staff can be pre-arranged before the day at an additional charge of £20.00 per member of staff, per hour.

If lunch has been ordered with The Lawrance, times for the food to be brought to the room are required before the day. If a clean down service after the lunch is required, a supplement charge of £2.50 per delegate is applied.

The room will be set up as agreed at the time of booking. The organiser is required to arrive ten minutes prior to the start of the event to familiarise themselves with the equipment and to make any necessary changes that may be required. If assistance is required on the day, The Lawrance reserves the right to add a supplement charge to the account.

It is the responsibility of the organiser to inform us of any desired schedule.

Conduct of event: You are to begin and end the event at the times as agreed. The event is to finish no later than 5.30 pm Monday through to Saturday or 1.30 pm on a Sunday. Should you overrun the “end time” of the event with or without agreement, you will reimburse The Lawrance for any expenses incurred as a result of the overrun, including, but not limited to, additional wage costs for staff allocated to the event.

The Lawrance and the events which take place within it are subject to many statutory controls, in particular, but without limitation, those relating to food and health and hygiene, fire protection, , and entertainment. You, your employees, guests, customers, clients, and invitees must comply with reasonable requests, directions and instructions of The Lawrance personnel in relation to any such matters.

If, in relation to the event, you wish to have, provide or install:

any outside entertainment or services (including without limitation, electrical equipment and display stands), you must discuss this with The Lawrance no less than 2 weeks prior to the event and a PAT certificate must be provided. We reserve the right to refuse permission for any of the items specified above.

Notwithstanding any permission which may be given by The Lawrance under the above paragraph we reserve the right, at the time of the event, not to admit outside entertainment or services to the premises, and not to have outside equipment installed on the premises if, in our reasonable opinion to do so would risk causing danger to the health and safety of The Lawrance guests and/or employees;

causing offence to The Lawrance guests and/or employees; or

committing an offence or breaching any legislation applicable to The Lawrance.

Conference Parking: Onsite parking is not available. Parking is provided at our Duchy Road apartments. Delegates are welcome to use these parking facilities during the day of the event. Alternately pay and display parking is available at The Jubilee Car Park or at the HIC.

Unauthorised parking will result in a fine being incurred.

Liability and force Majeure: Please be aware that, in line with the Licensing Act 2003, we are unable to allow any of your guests who are under the age of 18, to consume any alcohol. We reserve the right to remove any alcohol from guests who are unable to prove that they are over 18, regardless of how they obtained the alcohol in the first instance.

We accept no liability for loss of, or damage to, property brought onto the premises and which is owned by or in custody of you, your employees, guests, customers, clients, or invitees.

You shall be responsible for any damage caused by you, your employees, guests, customer, clients or invitees to the premises, furnishing, utensils or equipment during the event or as a result of the event, and shall indemnify us against the cost of repair or replacement thereof.

All food and drink items are provided by outside caterers. The Lawrance does not accept any responsibility for any issues food related. All issues must be taken up direct with the supplier.

We accept no liability for any breach of these terms and conditions caused by events beyond our control, which shall include, but not to be limited to, industrial action (whether on the part of our employees or otherwise), accidents, fire, riot, civil commotion and war.

 Applicable Law: The law of this agreement is that of England and Wales and the Courts of England and Wales have exclusive jurisdiction over any dispute arising.

Upon booking you expressly declare that you have read, understood and agree to be bound by the terms set out herein.

Wi-Fi: While we make every effort to ensure that Wi-Fi connection is available at all times, we are unable to guarantee any internet/broadband connection. Where a fault is deemed to be associated with the users’ hardware/software no support will be given. We are not responsible for loss or damage to guests’ computers and software at any apartment or while connected to a network service.

Guests must not use this service for illegal or immoral purposes and we reserve the right to pass on any records to the authorities if required.

By accessing The Lawrance Wi-Fi The Lawrance will have permission to retain your email address. This information is held on a database and will be used to update our records and to contact you with information about relevant initiatives; services or opportunities that we believe might be of interest to you. Your details will be stored securely and in line with the Data Protection Principles. This data base will not be accessible by any other companies other than The Lawrance

Maintenance: Routine maintenance is carried out regularly by our management team; however we may require access to your apartment to carry out essential maintenance at any given point. Where possible we will give you 24 hours’ notice except in the event of an emergency when we require immediate access.

We will make every effort to ensure that every guest enjoys a peaceful stay. However, we cannot guarantee or be held responsible for any failure or interruption of services to the apartment or the building. This includes but is not limited to; electricity, air conditioning, water, telephone, broadband, internet and other communications. This also includes disruption or noise caused as a result of repair works being carried out in another part of the property. Where we are made aware of such failure or interruption we will endeavour to rectify such services within a reasonable period of time and will use reasonable endeavours to ensure any preferred supplier is made aware of, and rectifies, such problems within a reasonable period.

The Lawrance is located centrally within Harrogate and York, therefore any noise relating to the location is not within our control. We cannot be held responsible, such as but not limited to: any disturbances not on our property.

Age Restrictions: Bookings will not be accepted from any paying guest under the age of 18 years. Proof of identification and date of birth may be requested on arrival and if not presented on request, we reserve the right to cancel the booking without any compensation to the guest.

Dogs: Dogs are only permitted in the apartments at the discretion of the manager and at an additional cost of £5.00 per night, per dog. Due to the size of our apartments we do not accept Large Dogs, please check with reception what we will be happy to accept, and the number of dogs allowed. If we do see dogs that haven’t been booked in, we will automatically charge the card given at the time of booking. If you have brought large dogs with you that are not permitted you will be asked to vacate the property, without a refund. As it’s in breach of our company policy. Dogs must not be left alone in the apartments at any given time. A £50 security deposit per dog will also be required at the time of booking to cover any damage or additional cleaning costs. Deposits are refunded upon apartment checks on departure.

Fouling is not permitted within the grounds of either property. The Lawrance reserves the right to charge the credit/debit card used to make the reservation or withhold the security deposit in the event of damage to the apartments or all items within the public areas, inclusive of plants.

The Lawrance reserves the right to charge any/all cards used to make the reservation in the event of multiple/individual guests credit/debit cards being provided.

Car Parking: For further information on parking facilities, charges and access, please contact Harrogate or York direct. All unauthorised car parking will incur a fine. Please note the York Apartments do not have any on-site car parking.

Changes by Us: We do not expect to have to make any changes to your booking however occasionally bookings have to be changed or cancelled. If this does happen, we will contact you by telephone or email where reasonably possible. If your booking has to be cancelled we will, if possible, offer you alternative accommodation to a similar standard and in a similar location for the same period. If the alternative accommodation is at a higher cost the new price will be payable. If you do not wish to accept a change, any alternative accommodation offered or in the event where we cannot provide you with alternative accommodation, you may be required to cancel your booking and receive a full refund unless this is the result of an event beyond our control – see below.

You should tell us as soon as possible whether you wish to accept any change or alternative accommodation offered or alternatively if you want a refund.

Events beyond our control include but are not limited to the following: act of God, outbreak of hostilities, riot, civil disturbance, acts of terrorism, revolution, the act of any government or authority (including but not limited to refusal or revocation of any licence or consent), fire, flood, lightning, explosion, fog or bad weather, epidemic, interruption or failure of a utility service (including but not limited to electricity, gas, water or telecommunications), renovations and building work undertaken at the property or in the local area, strikes, lockouts or boycotts, embargo, blockade.

Website: Reasonable care has been taken to ensure that the content of our website (and/or other means of promotion or advertising) is correct but it is subject to amendment at any time without notice. All content on our website (and/or other means of promotion or advertising) is published in good faith. Given the above factors, we do not warrant that any of the content on our website (and/or other means of promotion or advertising) accurately or completely describes any of the apartments. Our website may link to other websites and we are not responsible for the data policies, content or security of these linked websites.

Our website (and/or other means of promotion or advertising) will only have a general representation of the accommodation shown. Actual apartment size, design, fixtures, furnishings and facilities may vary.

Liability: All warranties, conditions and other terms implied by statute or common law or otherwise are, to the fullest extent permitted by law, excluded from any contract with us and these conditions shall apply in their place.

However, nothing in these terms and conditions shall affect your statutory rights if you are a consumer. Nothing in these terms and conditions limits or excludes our liability for death or personal injury resulting from negligence; or for any damage or liability incurred by you as a result of fraud or fraudulent misrepresentation by us, or any liability that cannot by law be excluded.

Subject to the paragraph above, we shall not be liable for any loss of profits, loss of business, depletion of goodwill and/or similar losses, loss of anticipated savings, loss of goods, loss of contract, loss of use, loss of corruption of data or information, or any special, indirect, consequential or pure economic loss, costs, damages, charges or expenses.

If you are the booker for, as, or on behalf of a business or business employee, that business shall indemnify us against all liabilities, costs, expenses, damages and losses (including any direct or indirect consequential losses, loss of profit, loss of reputation and all interest, penalties and legal and other reasonable professional costs and expenses) suffered or incurred by us arising out of or in connection with your, or your business’, breach or negligent performance or non-performance of these terms and conditions. If you are the booker for, as, or on behalf of a business or business employee, our total liability in contract, tort (including negligence or breach of statutory duty), misrepresentation, restitution or otherwise arising in connection with the performance or contemplated performance of your booking shall be limited to the fees paid to us under your booking.

Other than in relation to death or personal injury caused by our negligence, or any other liability that by law cannot be excluded or restricted, our liability to you in relation to these conditions is limited to the higher of (i) GBP £1,000; and (ii) the value of the booking made with us.

Accommodation: All apartments are occupied as serviced apartments and are only to be used as temporary or holiday accommodation for you, or your organisation. They are not for use as the principal, additional home or residence of guests; you will not be entitled to a tenancy or an assured short hold or assured tenancy. No relationship of landlord and tenant is created and no statutory security of tenure exists now or when the period of occupation ends. If you or any member of your party fails to vacate at the end of the period you will be charged the appropriate accommodation charges for the continued period of occupation. No persons other than the guests have the right to use the apartment.

These conditions constitute an excluded agreement under s. 3A(7)(a) of the Protection from Eviction Act 1977 (as amended) and cannot be construed as an assured tenancy under the Housing Act 1988 (as amended).
